What a roofing estimate needs

What a roofing estimate shows

  • your business name, address, phone and license number
  • the customer’s name and the property address
  • the roof size in squares (1 square = 100 sq ft) and how many layers come off
  • tear-off, underlayment, shingles, flashing and drip edge as separate lines
  • a per-sheet price for decking replacement found after tear-off
  • whether disposal is included, and your manufacturer and workmanship warranty terms
  • how long the price holds

Pricing the unknown up front, such as rotten decking per sheet, means the customer has agreed the price before you find it.

Pricing per square

HomeGuide’s 2026 cost guide puts a full replacement at $400 to $900 a square: removal $100 to $300, architectural shingles $100 to $250 and labor $200 to $350 a square. A whole roof runs $5,700 to $16,000. Use the ranges to check your numbers, not to set them.

Insurance jobs in Texas

It is illegal in Texas for a contractor to offer to waive, rebate or absorb the policyholder’s deductible. A contract of $1,000 or more that involves an insurance settlement must include a notice that the policyholder has to pay the deductible. A roofer also may not act as the public adjuster on a claim for a roof it is working on.

License numbers and California contracts

California and Florida want your license number on bids, proposals and contracts, and Arizona on written bids and estimates, preceded by “ROC”.

In California, a home improvement job over $500 needs a written contract. The down payment can be no more than $1,000 or 10% of the price, whichever is less, the contract carries a Three-Day Right to Cancel notice unless it is a service and repair contract of $750 or less, and any change to the job needs a written change order, signed before the work changes.

Roofs sold at the customer’s door

Under the FTC Cooling-Off Rule, a sale of $25 or more made at the buyer’s home can be canceled until midnight of the third business day after the sale. Saturdays count; Sundays and federal holidays do not. Sales needed to meet an emergency are not covered.

Questions

Can I offer to cover the customer’s insurance deductible?

Not in Texas: waiving, rebating or absorbing the deductible is illegal, and a contract of $1,000 or more paid from an insurance settlement needs a notice that the policyholder must pay it. Check your own state’s rules before you offer anything.

How is a roof priced?

Per square, which is 100 sq ft of roof. HomeGuide’s 2026 figures put a full replacement at $400 to $900 a square, covering removal, materials and labor.

Can the homeowner cancel after signing?

If you sold the job at their home, usually yes, until midnight of the third business day under the FTC Cooling-Off Rule, unless it was an emergency. In California, a home improvement contract must carry the Three-Day Right to Cancel notice.
